Am I required to make my property available to Section 8?
No, that is your decision. If you decide that you would like to accept Section 8, we can assist you in that process. -
Are you licensed?
Yes. -
Can I reach you after hours?
We have an after-hours emergency line for tenants to report any emergencies at the property, and you can also call that line to leave a message for their coordinator. You can also text and email their coordinator, as well as chat through the owner portal. -
Can you put the money directly into my account?
Yes, we disburse several times during the month directly to your bank account. -
Do I get to see the lease or sign it?
Upon request, we will send you a copy of the current lease. You will not sign the lease, that will be signed by the tenant(s) and Huneycutt Realtors. -
Do you sell real estate too?
Yes! We are a full-service real estate company. -
How and when do I get my checks?
All proceeds are sent electronically to your bank account. The first disbursement will go out on or around the 10th of each month. -
How is rent collection handled?
Our tenants have the option to pay in person, or on the tenant portal. All rent is due on the 1st of each month and considered late after the 5th. -
How long of a lease do you sign?
The initial lease is 12 months. If you would like to change that, we can negotiate that in your contract. -
How much security deposit do you charge the tenant?
The security deposit is equal to one month’s rent. -
How soon can you start managing my property?
In most cases, we can start management immediately (upon receiving all required signed documents) and have the property listed while any needed maintenance or repairs are completed. -
What type of properties do you manage?
We manage single family and multifamily properties. -
Who holds the security deposit?
In accordance with the TN Residential Landlord and Tenant Act, Huneycutt Realtors will hold the security deposit in a non-interest bearing escrow account for the duration of the tenant’s occupancy.
